What’s Happening
Las Vegas Realtors reported 2,169 home, condo and townhome sales in September. The median single-family price was $470,000, down 1.1% from August and flat year over year. The record is $490,000, set in May and June 2026. The condo and townhome median fell to $290,000, down 1.4% from a year earlier.
“Recently rising mortgage rates are playing a bigger role in the housing market,” said George Kypreos, president of Las Vegas Realtors.
What It Means for Las Vegas
Buyers have more to choose from. Single-family homes on the market without offers rose 6.6% to 7,995, and condos and townhomes without offers rose 7.3% to 2,796. Homes are still moving, though: 75.9% of single-family homes sold within 60 days, up from 72% a year earlier.
Cash buyers made up 23.5% of sales, about the same as last year and far below the 59.5% peak in February 2013. Short sales and foreclosures are still rare at 1.1% of sales, though that’s up from 0.5%.
What to Watch Next
- Mortgage rates, which are now the main brake on sales
- Whether more inventory turns into price cuts this winter
- Distressed sales. They’re still tiny, but worth tracking.
